Why Powai Stays Scarce

A lake on one side, a hill on the other, a national institute in the middle. Powai's geography is its supply ceiling.
Every micro-market has a supply story. Powai's is unusually simple: it cannot grow outward. The lake, the hill, the IIT campus and the protected forest boundary form a closed perimeter.
What this means in practice is that new launches in Powai are almost always redevelopments or the last remaining parcels. Isle of Calm by GHP Group belongs to the second category — and there are very few of them left.
Scarcity alone is not an investment case. Scarcity plus demand is. Powai's demand comes from a corporate catchment that keeps expanding while the land supply does not.
